What areas do you serve?
We manage properties across Palm Beach County, Martin County, and St. Lucie County. This includes Palm Beach Gardens, Jupiter, Stuart, Tequesta, Port St. Lucie, West Palm Beach, North Palm Beach, Wellington, Boynton Beach, and Delray Beach.
What about guest damage?
We collect a security deposit on every booking to protect your property. If a guest causes damage, we handle the resolution process directly so you never deal with it. Airbnb also provides AirCover for Host, which offers additional protection on that platform.
How much can I earn?
It depends on your property, location, and season. We provide a free, detailed revenue estimate before you commit to anything. Request your free estimate for a market-specific analysis.
How do you price my property?
We use dynamic pricing tools calibrated to your specific local market. Rates adjust daily based on demand, events, day of week, seasonality, and booking pace. We review pricing weekly and make manual adjustments when needed.
Do I need to be local?
No. Many property owners live outside the area. We handle everything on the ground. You get monthly statements and can reach us anytime.
How quickly can I get started?
Most properties are listed and ready for guests within two to four weeks of signing. That includes photography, listing creation, pricing setup, and operational configuration.
What is included in the tech fee?
The $100 monthly tech fee covers your property management software, dynamic pricing tools, smart lock integration, and channel management across Airbnb, VRBO, and Google Vacation Rentals.
What about Florida licensing and tax requirements?

Every Florida short term rental needs a DBPR vacation rental license in the owner's name. Counties add a business tax receipt and tourist development tax account; some cities add their own permits. For the full breakdown, see our guide to the Florida DBPR vacation rental license.

As part of onboarding, we make sure your property is properly licensed and that tax collection is configured correctly on every booking channel.

Many owners prefer to handle their own tax remittance, so it is not included in the standard management fee. If you would rather have us manage tax filings and remittance on your behalf, we offer that as an add-on service. Either way, we set everything up so nothing gets missed.

Can I cancel?
Yes. Our management agreements include a notice period, and we work to make the transition smooth. We want to earn your business every month, not lock you in.
